Derry Lane (abbreviated as Derry Ln.) is a minor four-block backstreet that runs north-to-south, from Asher Rd. in the southeastern Oakmont neighborhood of Coverside to the intersection of Deepshore Rd. and Wharf St. in the port district of Grimhaven Bay. It has been largely unaffected by the waters of the Flood, only taking on water on either side of the drowned thoroughfare of Old Colony St., which separates the residents of Coverside from the industry of the port. This division of Derry Lane creates two landings: one extending south from Lincoln St., and one facing north from its southern terminus in the port.

Derry Lane is a forlorn strip of partially-paved residential road that mostly runs through the middle-class neighborhood of Coverside and ends among the warehouses that serve Oakmont's port. The relative pre-Flood affluence of the lane can be seen mostly [finish paragraph later]

- Asher Road Infestation
- An entrance to this Infested Area can be found in an unmarked alleyway at the northern end of Derry Lane. This short, L-shaped passage (which does not appear on the game's map) ends in a wooden stairway that leads to a rough-hewn but sturdy overlook that looks down onto Asher Rd. This is the southern border of the Asher Road Infestation, and any player that leaps over the overlook's balustrade should prepare to meet with a number of aggressive Stygians and Cocitians.
- The player can quickly return to the safety of the overlook by climbing the stack of wooden crates on the left side of the makeshift wooden barricade that blocks the infestation from entering the alleyway.
- Michael Robertson's Home
- This dilapidated green house, situated on the west side of Derry Lane between Roosevelt and Lincoln Sts., is the home of Michael Robertson, a character in Breaking News, a side case from the Worshippers of the Necronomicon DLC. It can be accessed at any time after completing Frosty Welcome, but will not have anything of interest or value (except a single foot locker on the second floor) outside of that mission.
- "Private Property" Back Ally
- This partially fortified half-block of dirt road, located just south of Derry Lane's intersection with Lincoln St., acts as the only access to the Derry Lane Landing. It can be entered on foot by following the road south of the intersection, past the poorly maintained wooden fence that stands on either side, or from the water by heading north from the Old Colony St. intersection and docking before passing through a newer-looking wooden fence that has been reinforced with steel.
- Someone has crudely painted the words "NO ENTRY PRIVATE PROPERTY" on the reinforced southern wall of this sparsely populated alleyway. No such warning is found by the northern entrance, but there is usually a surly male NPC standing behind the western wooden fence who will attack the player without warning if they stay in the area for too long. The NPC may attack using his fists, or he may spawn with a pistol or a shotgun; in any case, he is no stronger or faster than any other hostile human in the game (although killing him will usually take an enormous toll on the player's sanity).
- Other than the gateway to the landing, there is little else of interest in this area, which likely already served as a back alley between two Lincoln St. buildings before the Flood hit Oakmont: the fire escape-lined walls are lined with trashcans and plastered in unreadable handbills, and the few side entrances and cellar doors that can be found are inaccessible; the road itself, meanwhile, is overgrown with weeds and patchy grass, and resembles more of a courtyard than an actual street. There is a long-abandoned flatbed truck near the exit to the landing, but neither it nor anything else here can be looted for resources.

- The name "Derry Lane" would appear to be a reference to the fictional town of Derry, ME, the brainchild of modern horror icon Stephen King. The author has said that the town is based heavily on his hometown of Bangor, ME.
- Derry is a central location in King's Dark Tower mythos. He portrays it as a dreary yet unnerving city, forever cursed to suffer the influence of ancient monsters and ancient, malevolent gods. Four of King's novels are set in that small, perpetually haunted city, and over two dozen of his books and short stories reference or spend some time there.
- King (who has spoken often of the influence of H. P. Lovecraft on both horror as a genre and his own work in particular) based Derry on his own home town of Bangor, ME.
- King is one several Lovecraft-inspired writers in The Sinking City, and other mentions of him and his work throughout the game world.
